Please show us the procedures of applying for Land use right certificate (red book, pink book?) for a home in Vietnam. Is it complicated? Can we do it on our own, without any help of real estate agent? Thank you.

Here's the scenario. The buyer is originally using Agent 1. They submit a few offers. During this time, the buyer decides that they don't care much for Agent 1 and find another agent instead to search for properties. Agent 2 and the buyer submit a few offers as well. While they are working together, an offer that Agent 1 submitted is accepted and the buyer cancels out with Agent 2. Are there any repercussions for this, or is this a perfectly acceptable scenario in your country? Many thanks.

I'm a French citizen who has been living and working in Vietnam for the last five years. My Vietnamese girlfriend and I are thinking about getting married and staying in Vietnam permanently. I understand that doing business in Vietnam and things like access to real estate are often much easier for Vietnamese citizens than for foreigners. Thinking about our future in Vietnam, I would like to know how a foreigner like me could possibly become a Vietnamese citizen. What are the requirements and will I be able to keep my French citizenship?
